Pongwe.
Zanzibar’s
sunrise coast.

East-facing beaches, tidal lagoons, and a coastline that
serious operators are only now reaching.

Low density. High intent.

Pongwe sits on Zanzibar’s east coast, defined by tidal beaches, uninterrupted ocean views, and a legacy of discreet, owner-operated properties. The area has maintained its low-density character through decades when development concentrated elsewhere on the island.

That dynamic is shifting. Four Seasons is currently under construction 600 metres north. A new generation of infrastructure is arriving — improved road access, upgraded power distribution, commercial fibre connectivity — drawn by the same coastal quality that has kept Pongwe quiet for thirty years.

Seasons Residences is positioned at the intersection of established calm and incoming momentum.

An island of opportunity.

International schools, medical facilities, and commercial centres are concentrated in Stone Town and the northwest corridor. Pongwe’s position on the east coast means deliberate separation from the island’s busier tourism infrastructure — a feature, not a limitation.

Year-round sun. Seasonal rhythm.

Zanzibar sits six degrees south of the equator. Temperatures hold between 25-32°C throughout the year, with ocean breezes moderating the coast.

Two monsoon seasons shape the calendar: the long rains from March to May (Masika) and shorter rains in November (Vuli). The east coast, where Pongwe sits, experiences these patterns less intensely than the north and west.

Best months for owner visits:

June through October (dry season), December through February (warm, minimal rain).
The managed rental pool operates year-round, with occupancy rates adjusted for seasonal patterns.

Built for Zanzibar’s reality.

Island infrastructure has its constraints. Power outages, water pressure fluctuations, and connectivity gaps are features of the operating environment — not exceptions.

Infrastructure resilience is embedded as baseline product — protecting rental performance and owner experience regardless of what happens beyond the site boundary.

Seasons Residences is designed around these realities:

Backup power:

Generator and battery systems maintain supply during grid interruptions

Independent water:

On-site borehole, storage tanks, and treatment ensure consistent pressure and quality

Enterprise connectivity:

Dedicated fibre connection with 4G failover for reliable internet across all residences
